Myself and two roommates have lived in a 5 bedroom house at 12862 Cedar for the last three years. We got a great deal from the landlord because he had some pretty terrible tenants before us and struck a deal at 1200/month TOTAL if we promised to just be respectful. There are four bedrooms on the second floor and a huge bedroom on the third floor. The master bedroom has a large sunroom coming off the end of it. Definitely the best room in the house because of some well made built in shelving, bucket lighting, etc. 2.5 bathrooms all together. Very nice details on the inside: unique old wood work, new walls, etc. Carpeted second floor, first is all hardwood. Kitchen has good appliances and Tim is always open to suggestions about was to make us more comfortable if we were to sign a 2-year lease.
PLUSES:
-Landlord is great. This is the only property he owns and he used to live in it. He moved down the street because he now has 3 young kids. His wife helps with little stuff around the house and they are always approachable. I must have been a half month late with my rent at least 4/5 times/year due to hospital stuff and they never complained. Classy people, and much better than my first year landlord.
-lots of parking, enough for 4 cars if stacked. 2 Car garage as well.
-Nice fenced in back patio for grilling out, summertime drinking
-huge space. Very open
-We suffered a flood while living here because of a broken pipe. Landlord was excellent throughout--put us up in other housing, arranged for fast repairs. We were lucky that 2 months later we had brand new hardwood floors, new paint, new second floor bathroom, etc.
MINUSES:
-Cedar can be a little busy but the front windows are all double panel and it minimizes street noise.
-Heat can be expensive in the winter with such a big house. Expect bills of 300-600 in jan/feb. But split with 3 people is not too bad considering your rent is 400/month
-No A/C, but window units in rooms is fine. Lets be honest, its cleveland, you won't use it much.
